If the goal is a proper rebuild then maybe just hold him for a couple of years and then buyout, I assume the buyout penalties will be more tolerable that way

That's a bit different then if they are tanking and selling. They aren't looking to "stay the same". You could take back an expiring contract. Or now a player could be injured long term and they are looking for a shorter term replacement.

I don't get the worry about penalties. Next year they save 7 mil, the following year 5 mil then a two-year savings of close to 3 mil. The last 4 years is a 2-mil cap hit.
